PLEASE READ HERE<< One specific feature of using architectural modular parts is that you are able to scale up\down the pieces (walls, pillars etc) without losing accurate texel density. This material setup is made specificaly in Unreal Engine 4 for optimization and flexibility purposes. Simply speaking, the UV mapping stays the same, which gives you more control when creating levels. The modular assets are baked with AO and Normal though, but don't have unique diffuse textures (albedo), instead they have a blend of tileable materials, which is alsobeneficial when creating game levels in UE4.
