From traditional office building to thriving commercial hub, Kowloon east is poised to become a magnet for businesses of all sizes due to its high rents, limited space availability, and aging infrastructure in the heart of the city. To succeed, the business district needs a mix of modern office towers and diverse commercial programs that cater to various needs, such as hotels, upscale dining, retail, and financial services. However, these luxury developments often cater to a narrow segment of high-income professionals, neglecting the needs of local workers. We propose introducing a range of affordable retail options to serve the workforce in Kowloon East, breathing new life into industrial buildings by repurposing them as vibrant community hubs.
