The iconic Morgan Stanley Building towers at 1585 Broadway, dominating the west side of Broadway just north of bustling Duffy Square within Manhattan's vibrant Times Square neighborhood in New York City. Standing tall at an impressive 685 feet (209 meters), this towering edifice proudly claims its spot as the 76th highest structure in New York. Long before breaking ground, ambitious builder Solomon Equities Inc. had penned a remarkable deal with esteemed law firm Proskauer Rose, securing a steadfast 20-year lease for an astonishing 365,000 square feet (33,900 square meters) – an impressive feat amidst an over-saturated commercial real estate market. The agreement marked a major coup, as the struggling sector lacked large-scale tenants actively seeking office space. Just days before, influential News Corporation had withdrawn its years-long commitment to occupy a substantial portion of the structure from developer Solomon Equities Inc., amid whispers of their own near financial collapse. Following this turmoil, a group of lenders swiftly formed an alliance with the building's owners and negotiated the purchase of the property through the Chapter 11 bankruptcy proceedings. Subsequently, they partnered with expert Hines Interests Limited Partnership to skillfully manage the facility's operations. The influential financial giant Morgan Stanley then stepped in to acquire the striking edifice for $176 million back in August 1993, moving in just two short years later to assume its new role as world headquarters – where it still resides proudly today.
