Two sets of texture maps included, one basic with nothing written and another one with text written, you can edit the basic texture map to make your own custom books in minutes, also to save memory you can resize the texture and normal maps to a smaller size like 1024 or 512 using an image editor compatible with png image file format. You can use this model with any application compatible with FBX file format or with Unity 5, a specific file for Unity with materials and prefabs already set up is included in the package.
